VILLAGE ZONING

Cedarville’s Building Department is certified by the Ohio Board of Building Standards (OBBS) and follows the procedures and codes issued by the OBBS. To provide timely and professional service, the Village has contracted with National Inspection Service (NIC) to perform the tasks associated with Building Code compliance. NIC personnel are certified by the OBBS and participate in state mandated and internal continuing education programs.

  • When do I need a Building Permit?
    A permit is required when you intend to construct, enlarge, alter, repair, move, or change the occupancy of all or part of a building. Also to erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical, other building service equipment, or a regulated piping. There are some exceptions.   • Applications
    To apply for a Building Permit complete an Application Form available from the Village office or here. Note: Plumbing permits are issued by Greene County Public Health https://www.gcph.info/forms-permits
  • Submitting an Application
    Applications with supporting plans and technical specifications may be dropped off at the Village office or sent via email to the Village at cedarvillevillage@cedarville.us Paper submissions require 4 copies, a job-site copy will be returned to you when approved. Electronic attachments must have a plain background, be unlocked for commenting and be a PDF file.
  • Application Processing
    Your application and plans will be reviewed by a Plans Examiner who may contact you with questions and/or requests for additional information. The Examiner may also request your approval to add comments (redlining) to your plans for clarification. If there are code issues with your plans, you will receive written notice identifying the issues. When the examiner considers the plans code-compliant, they will be reviewed and approved by the Building Official who will issue a Building Permit.
  • How do I receive my Permit?
    You will be notified by phone or email that it is available for pick-up at the Village Office and the amount of the Permit Fees. You may choose to remit payment and have the permit and approved plans sent to you by email.
  • Inspections
    Your Permit will include a list of required inspections. To schedule an inspection call 937-433-4642. If it is most convenient to call outside normal business hours, leave a voice mail with your name and phone number, the permit number, Street Address of the site and type of inspection(s) needed.

    How much will a Building Permit cost? Cedarville uses Greene County’s Permit Fees schedule: https://www.greenecountyohio.gov/588/Permits Do my drawings need to be prepared by an architect? Commercial building plans need to be “sealed” by an Ohio Licensed Design Professional such as an Architect or Engineer. Residential 1, 2 or 3 family dwellings do not. How do I contact the Inspector who was onsite this morning? Call 937-433-4642 or email plans@natinspect.com Can I just call the inspector’s cell phone when I need an inspection? We believe the interests of our customers and the public are best served by an inspector giving you his/her full attention while on site. By using one phone number, our office staff can connect you with a specific inspector, or someone else who can get you the information you need quicker. What Codes do I need to meet? Ask your contractor or designer to call us at 937-433-4642 or email plans@natinspect.com How do I submit supplemental specs or modifications to my plans? Submit them to the Village with a cover note clearly identifying the site address and permit number. Can I meet with someone to discuss my ideas for remodeling my building? Yes. Call 937-433-4643 and we will arrange a video call or an on-site visit I hear there’s some recent code changes, what are they? The most recent code change was the adoption of the Ohio Building Code 2024 effective March 1 st , 2024. The Ohio Residential Code 2019 is still in effect, except the Electrical requirements must meet the 2023 NFPA 70 How do I appeal the plans examiner or inspector’s decision? The first step is to contact NIC at 937-433-4642 and explain the situation to the Building Official. If that does resolve the issue, the Building Official will provide you with a written opinion, called an Adjudication Order, and explain the further options I booked an inspection for today, how do I find out when the inspector will be on site be on-site? Call NIC at 937-433 4642 after 8:15 am when daily schedules have been finalized. I have applied for a permit and have a tight schedule; can I start work before the permit is ready? Contact the Building Department at 937-433-4642 for specific information on what may be started at your own risk. Do I need a Building Permit before I start work on site preparation? Generally speaking, you may “move dirt” after you have a Zoning Permit in-hand but there is less risk if you discuss it with the Building Department in advance.
